Purpose:

Housing Maintenance provides general building and property maintenance services to all Mohawk Council of Kahnawà:ke-owned Social Housing assets.    

Roles & Responsibilites:

Perform building maintenance tasks  

  • Review work orders and organize daily activities with approval from GM Housing Properties & Construction.  
  • Perform client requested assessment of Social Housing assets (as needed), note any damage, and address promptly.  
  • Address emergency repairs (drywall, painting, roofing, etc.) on any MCK Social Housing building in a timely and cost-effective manner.  
  • Ensure that all mechanical systems, ventilation, plumbing, and electrical systems are in good working order.  
  • Conduct minor and major renovations with approval from GM Housing Properties & Construction.  
  • Ensure that assigned vehicle is properly maintained and reports any repairs to the proper department.  
  • Perform other job-related duties as required by the GM Housing Properties and & Construction and/or the Housing Inspector.  

Perform property maintenance for Social Housing  

  • Perform landscaping to the grounds around Social Housing properties, maintain the green spaces, plants, and maintain greenery (trees).  
  • Keep grounds around Social Housing buildings, green spaces free from gravel, debris, and unsafe tree limbs.  
  • Prioritize and execute grass cutting schedules.  
  • Maintain the drainage systems on Social Houses (eaves, gutters, downspouts, etc.).  
  • Dig trenches to lay drainage systems.  
  • Fix damage to Social Housing units – carpentry, rebuilding decks, plastering, etc.  
  • Ensure that proper documentation is kept with respect to invoices for material and labor.  
  • Ensure that all equipment operates safely and reports to the Supervisor any problems noticed.  

Perform Winter related tasks as needed 

  • Operate snowblower to ensure that all sidewalks are clear from snow, during and after regular hours.  
  • Spread salt or sand on walkways before and during regular office hours.  
  • Continue to perform emergency building and property maintenance during and after normal office hours as situations arise due to severe winter weather.  

Education & Experience:

  • DEP/Certification in Construction related field (carpentry, masonry, etc.) plus two (2) years relevant experience OR  
  • High School Diploma plus five (5) years of relevant construction experience.  

Certifications in electrical or plumbing (an asset).  
AEC certified.  

Knowledge, Skills, & Abilities:

  • Knowledge of maintenance theories, principles, and practices related to various fields and trades (such as carpentry, plumbing, and heating).    
  • Knowledge of MCK operational policies, practices, and administrative procedures.   
  • Knowledge of record keeping, work order reporting, schedules, timesheets, and invoicing.  
  • Knowledge of other fields to accurately assess the feasibility of maintenance and repair projects.  
  • Ability to work with minimal supervision.   
  • Knowledge of construction codes and standards.  
  • Must possess a valid Quebec Driver’s License.     
  • Will be required to take training and attain certifications necessary for keeping up with current techniques and innovations.  
  • Conducts business with internal and external clients in a tactful, discreet, and courteous manner.  
  • Maintains confidentiality.  
  • Adhere to MCK Employment Policies and Kanien’kéha Language initiatives. 
  • Ability to communicate in the Kanien’kéha and French languages is an asset. 
  • The willingness to learn the Kanien’kéha language.

Working Environment:

  • Five (5) day work week in an indoor/outdoor environment.  
  • Some outdoor work and exposure to variations in weather conditions and seasonal weather patterns.   
  • Occasional overtime may be required in the evenings and on weekends to address emergency responses, as needed.   
  • Travel to repair/renovation sites and regular visits to Social Housing units are required.  
  • Moderate stress levels and productivity pressures are associated with carrying out and completing tasks.  
  • Exposure to heights. 
  • Exposure to dangerous chemical substances. 
  • Factors frequently found in the work setting for this occupation include exposure to contaminants, i.e., pollutants, fumes, dust, odors, etc. 
  • Exposure to hazardous conditions. 
  • Required to climb or balance, bend, stoop, kneel, or crouch. 
  • Working near or at equipment, instruments, machinery, or power/hand tools that may be a potential source of accident or injury. 
  • Must also be able to lift and/or move up to regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 100 pounds.
